Construction and renovation loan
For conversions, renovations and refurbishments, eny offers a consumer loan under the KKG from CHF 1'000 to CHF 250'000 with terms of 6 to 120 months. The annual percentage rate is between 4.90 % and 9.90 %, depending on creditworthiness. It is not a mortgage-backed construction loan from a bank, but an alternative to increasing your mortgage.
The lender is eny Finance AG, domiciled in Zurich. The interest rate stays fixed for the whole term, so your monthly instalment does not change.
When the consumer loan is worthwhile
- You do not want to touch your mortgage. An increase means new negotiations, a valuation of the property and changed terms for the entire mortgage.
- It needs to move quickly. The application runs online; no property valuation is needed.
- You are a tenant. For an interior fit-out, a new kitchen or a bathroom in a rented flat, mortgage-backed financing is not possible in any case.
- The project is manageable in size. Kitchen, bathroom, windows, floors, replacing the heating, garden landscaping.
What the loan is used for
The use is not tied to a purpose, and no proof is required. Typical projects:
- renewing the kitchen and bathroom
- refurbishing windows, floors or the roof
- replacing the heating, installing a heat pump
- interior fit-out and painting work
- outdoor area, terrace, garden landscaping
- down payment on a larger construction project
Terms
The annual percentage rate is set individually. The basis for it is the credit capacity assessment required by law under the Consumer Credit Act.
How the application works
- Set the amount and the term. In the calculator you see the monthly instalment before you provide any details.
- Complete the application online. Details about your person, employment and budget. After you submit it, you usually receive a provisional, non-binding credit decision within a few minutes.
- Submit documents and review the contract. The final decision follows the concluding assessment. Payout takes place after the statutory withdrawal period has expired.
Requirements
Residence in Switzerland, employment as an employee, Swiss citizenship or a residence permit B or C. We cannot finance self-employed people. Home ownership is not required.
When the instalments have to fit the budget
A renovation often turns out more expensive than planned. Set the monthly instalment against your budget before you fix the amount, and plan a reserve. If financing would lead to over-indebtedness, it may not be granted — we check that before every decision. For a new-build project, the bank is the right address. Mortgage-backed financing is considerably cheaper in interest terms.

Frequently asked questions
Is this a construction loan in the sense a bank means?
No. A construction loan from a bank is mortgage-backed, is paid out in tranches as construction progresses and is later converted into a mortgage. eny offers a consumer loan under the Consumer Credit Act: it is paid out as an amount, is not secured against your property and is repaid in fixed monthly instalments.
When does the consumer loan make more sense than increasing your mortgage?
For smaller and medium-sized projects, when things need to move quickly or when you do not want to touch your mortgage. Increasing a mortgage requires a valuation of the property, takes longer and changes your mortgage terms.
When is increasing the mortgage the better option?
For large construction projects. Mortgage-backed financing is as a rule considerably cheaper in interest terms than a consumer loan. In that case, talk to your mortgage bank.
Do I have to be the owner?
No. The consumer loan is not tied to a property. Tenants can also use it to finance a renovation.
Do I have to submit invoices or cost estimates?
No. The use is not tied to a purpose; proof of use is not required.
Will my property be registered as security?
No. There is no entry in the land register and no pledge.
How high is the interest rate?
The annual percentage rate is between 4.90 % and 9.90 %, depending on creditworthiness, and covers all costs of the loan. The statutory maximum rate for cash loans has been 10 % since 1 January 2026.
Can I repay the loan early?
Yes. For contracts within the scope of the Consumer Credit Act, early repayment is possible at any time.
Granting credit is prohibited if it leads to the over-indebtedness of the consumer (Art. 3 of the Unfair Competition Act, UWG). The German version of this notice is legally binding.
The assessment of your credit capacity is required by law. You can withdraw from the contract in accordance with the provisions of the Swiss Consumer Credit Act (KKG). Right of withdrawal with KKG contracts: 14 days from receipt of the copy of the contract, without giving reasons.
